PARTY WALL MATTERS
We are able to deal with all aspects of party wall
procedure on behalf of either the owner or adjoining
owner of the building.
The Party Wall etc. Act 1996 came into force in
July 1997. The Act permits property owners to carry
out extensive works to the party (shared) walls
and foundation works to adjoining buildings and
to build along the line of the boundary subject
to following the statutory procedure of serving
notice or notices.
Following service of notices a legal document known
as a Party Wall Award is prepared either by two
surveyors or one agreed surveyor. Party Wall Awards
are issued to both the owner who carries out the
building works and the adjoining owner, and sets
out the terms and conditions for carrying out the
building works to the party wall.
CDM PLANNING SERVICES
The Construction, Design and Maintenance (CDM) Regulations
1994 provide the framework for managing health and
safety during the construction, repair, maintenance
and demolition of building works. The client must
appoint a health & safety co-ordinator known
as a Planning Supervisor.
We prepare Health & Safety Plans, Health &
Safety files and act as Planning Supervisors on
all aspects of the CDM Regulations 1994.
LANDLORD AND TENANT
Arun Associates would be pleased to assist you with
property lease consultancy matters, whether you
be a landlord or tenant.
On behalf of the landlord we prepare a Schedule
of Dilapidations listing areas where the tenant
has not complied with the lease. We check the work
and confirm that it is in compliance with the terms
of lease or negotiate a financial settlement the
tenant on behalf of the landlord.
Acting for the tenant we check the schedule of repairs
served by the landlords against the requirements
of the lease. We can either advise you of current
repairs or negotiate a financial settlement.
DISABLED ACCESS
Arun Associates have been involved in carrying out
audits of buildings to determine access and provision
for disabled persons.
The Disability Discrimination Act 1995, will in
a number of cases place an obligation on landlords
or owners of buildings (accessed by members of the
public) and employers to make alterations and improvements
to their premises. We would be pleased to inspect
your premises and advise you on your requirements.
