As
Chartered Building Surveyors we take satisfaction
in our experience and skills in the improvement,
refurbishment, alteration and extension of buildings.
We do not involve ourselves in new build schemes
which would normally be undertaken by architectural
consultancies. However we do provide an architectural
service in design, specification and project management
for alteration and refurbishment projects.
"Full Services" on a typical project involves
the following stages (although some of the stages
may be merged for a smaller project).
FEASIBILITY STAGE
We will discuss your requirements for the project
and provide you with outline budget costs. We will
provide sketch drawings for alternative Scheme Designs.
SCHEME
DESIGN TO PLANNING STAGE
Following a detailed site measurement survey, we
will provide a full set of drawings for making a
planning application on your behalf and to deal
with all enquiries with the planning department.
BUILDING SPECIFICATION AND WORKING DRAWINGS
We will produce a specification document and set
of working drawings to provide sufficient information
for a builder to price for and to construct the
project.
A Building Regulations application will be made
by us at this stage, and we will deal with any technical
matters with the Building Control department.
TENDER ACTION
Drawings and specifications will be issued by us
to builders in order to obtain competitive quotations
or tenders. We will analyse the tenders received
and recommend the appointment of a contractor to
undertake the works.
Please note Arun Associates have established good
links with a number of reputable contractors; from
whom competitive quotes could be sought.
CONTRACT ADMINSTRATION
We will administer the terms of a building contract
on your behalf such as checking on the progress
and quality of the contractors workmanship.
The cost of building works will also be valued by
us at regular stages and we will certify payments
to be made.
FINAL ACCOUNT
We will carry out a final inspection of the works
and recommend a final payment to be made.
