BUILDING SURVEYS

As Chartered Building Surveyors we are the only discipline within the RICS who are specifically trained in the execution of building surveys.
A building survey (formerly known as a structural survey) differs from a valuation survey in that it is not primarily concerned with value of the property, only its condition and is generally in more detail.

Typically our surveys will report on roofs, rainwater drainage, external windows and doors, damp proofing, roof space, internal ceilings, walls, floors, joinery and services (heating, plumbing, etc). Also highlighted is the condition of external paving, fences and outbuildings. Any problems such as timber defects, dampness or structural movements will be reported on.

We survey a range of residential and commercial buildings of various sizes and value.

If requested we would be pleased to include guidance on repair costs and provide a market valuation.

The building survey can be custom made to client’s individual needs, For example where a purchaser intends to carry out substantial internal refurbishment and would therefore not require a detailed report on parts of the property that will be refurbished.

RICS HOMEBUYER REPORT AND VALUATION

For the smaller, newer house, bungalow or flat we can prepare a HOMEBUYER SURVEY & VALUATION which includes a limited inspection and concise report, sufficient to convey our general opinion on the quality and condition of the property. The report is published in a standard format and includes a market valuation and a building insurance valuation.

RIGHT TO BUY SURVEYS

Working in association with other property consultancies, Arun Associates undertakes Right to Buy surveys of Council owned residential properties.

The reports prepared are customed to the Local Authority’s requirements and in many ways mirror the RICS Homebuyers report.
